1. Introductions

People come to us for different reasons; for some it’s the time we save, or the influence we can assert on the negotiation. For others, they just want the assurance – and the knowledge – that they’re spending their money wisely. Whatever your motivation, this first stage where we establish your brief, is key to getting to know you and what your life looks like.

2. Research

We get to work, leveraging our network and curating options to produce an initial longlist that meets the brief. We’ll then view each property on the longlist and by the end of this process, we’ll have a thoroughly interrogated shortlist of properties. We never make judgements on a property via a screen.

3. Shortlisting

You’ll receive an impartial report on each shortlisted property to enable you to compare each one like-for-like. Here, we’re assessing the properties on multiple parameters in order to identify true value and opportunity.

4. Property tours

Next, it’s time for you to visit the shortlisted properties. Remember, on these tours we’re not trying to sell you any particular property and we’ll never take you to one that we haven’t already viewed ourselves. Our aim is always to give you the tools and data you need to make a confident choice. And we’ll keep arranging visits for as long as it takes for you to find the place you want to call home.

5. Offer & Negotiations

An asking price rarely reflects a property’s true value. To help you land an offer, we’ll look at comparable properties in the area, assessing each on its merits, whilst also doing due diligence on the seller. This points us to a place where we can pitch our offer to get you the best possible price.

6. Legal

This is often the stage when most agents tend to bow out, just as you need them most. Legal points will undoubtedly arise, solicitors will disagree and most likely the seller will try to bend you to their will. We’re here to keep the transaction moving forward in the way that benefits you the most, because our focus is always to represent your best interests.
